Non-ChatGPT Market Update This Week (a refreshing human take on the actual market): This week alone, I had 9 buyers with fully underwritten approvals make offers. Only 2 were accepted. WHAT THIS MEANS: the market is heating up fast and competition is increasing. On the refinance side, I took 6 applications. 4 of those were cash-out refinances. WHAT THIS MEANS: many homeowners are feeling pressure from high-interest debt and are using their equity to reduce monthly obligations, even if it means taking a higher mortgage rate. Mortgage rates are also down week over week. We’re currently seeing around 6.125% for the average 30-year fixed. If you’re buying in this market, being fully underwritten upfront is no longer optional. It’s the difference between winning and losing. If you’re carrying credit card debt, there may be a strategic opportunity to improve your overall financial position.
