The #1 mistake I see homebuyers make? Letting the bank tell them what they can afford. Here's what happens when you do that: you end up equity rich and cash poor, one to five years down the road. Do it in this order instead: 1: Sit down with yourself, your partner, or your spouse first. Decide your ideal monthly housing budget before you talk to anyone else. 2: Bring that number to your mortgage lender and have them reverse engineer it into a home price. 3: That price point is what you shop for.
