A big change with appraisals is coming November 2nd and real estate agents that get ahead of this and understand it will be better equipped to price listings, costly delays, and failed escrows. New appraisal standards are coming November 2nd. UAD 3.6 is going to change how Freddie and Fannie appraisals get done, starting with conventional loans. If you're a listing agent, start gathering upgrades, receipts and permits from your sellers now. Your appraiser is going to want all of it. And when you're taking listing photos, go deeper on your descriptions. Appraisers are breaking things down to the kitchen, the bathroom, even the roof and HVAC. The #1 mistake I see homebuyers make? Letting the bank tell them what they can afford. Here's what happens when you do that: you end up equity rich and cash poor, one to five years down the road. Do it in this order instead: 1: Sit down with yourself, your partner, or your spouse first.
